Animal Fee Disclosure:
We are happy to accommodate animals at select properties, with a tiered pricing structure starting at $25 per animal, per day + tax. The fee decreases for longer stays, providing a more affordable option the longer you remain. This add-on fee can be paid after reserving your stay.
Please note that animals are accepted at the discretion of management. If you plan to bring a service animal, please ensure you are booking an animal-friendly property. Some of our third-party property owners may have severe allergies to animals.
If you’re uncertain about which property is best for you or if you have specific needs regarding animals, our portfolio includes other suitable animal-friendly options. Please reach out to us for assistance or any further questions.
In compliance with Florida law, we welcome service animals that are individually trained to assist individuals with disabilities. If you will be traveling with a service animal, please inform us ahead of time so we can accommodate your needs appropriately.
POOL HEATING DISCLAIMER
Pool heating is an optional add-on and requires an additional fee.
The pool will not be heated unless this option is purchased, and if selected, pool heat must be added for all nights of the reservation.
Due to noise and neighborhood regulations, the pool heater operates from 8:00 AM to 10:00 PM. If outdoor temperatures drop below 65°F, the pool heater may take up to five times longer to heat the pool. While we hope for warm weather, we cannot predict or guarantee weather conditions during your stay, and no refunds are provided due to cold weather.
We will have the heater turned on prior to your stay if you choose to purchase this add-on.
The cost is $60 + tax per day. If you decide to purchase pool heat after arrival, the cost is $100 + tax per day.
HOT TUB
Please note that the hot tub is connected to the pool heating system and will not heat unless pool heating has been purchased.
CAMERA SYSTEM
For the safety and security of all guests, cameras are installed throughout certain exterior and common areas of the property. Cameras are never located inside private suites or interior living spaces.
WELL WATER NOTICE
This property operates on a private well system. At times, guests may notice a naturally occurring odor in the water. The water remains safe for normal household use.
ID VERIFICATION DISCLAIMER

As part of the verification process, guests will also be required to provide their credit card details. Please note that these items are intended to help you begin your stay, and guests are responsible for purchasing any additional supplies needed during their visit.

Access
Guests will have exclusive access to the entire Knickerbocker Estate, including all suites, the fully equipped kitchen, dining room, living room, laundry room, pool and hot tub area, outdoor lanai, BBQ area, and all outdoor spaces. This is a private vacation rental reserved exclusively for your group.
CHECK-IN / CHECK-OUT
Check-in: 3:00 PM (early check-in available for an additional fee, subject to availability)
Check-out: 10:00 AM (late check-out available for an additional fee, subject to availability)
Enjoy a fully contactless self check-in experience. After booking, you will be asked to provide a photo ID, the names and ages of all guests, and to sign an electronic agreement. Once these steps are completed, we will send you an electronic door code prior to arrival.
